Deep clean
For a lived-in home that needs a reset. Empty any cabinets and drawers you'd like cleaned inside. We clean around items on counters and shelves but don't organize them.
Standard clean
Keeps a home fresh, one time or on a schedule. Recurring clients start with a deep clean, so every visit after begins from a clean baseline. Weekly and every-2-weeks visits cost less per visit than monthly.

Common questions
Where do you clean? Is there a travel fee?
No travel fee inside Anthony Henday Drive or in the West District. For the rest of Edmonton, St. Albert, Sherwood Park, Spruce Grove and Beaumont, there's a $25 travel fee, which is waived on jobs of $300 or more. The price calculator adds it automatically.
Do I need to be home?
No. You just need to let us know how to get in: a lockbox, key, door code, or someone on site. If we can't get in at the booked time, we wait 20 minutes and try to reach you before leaving.
Can I be home while you clean?
Yes, that's completely fine. You can stay home and go about your day, and we'll work around you. If you're working from home, just let us know which room to leave until last.
What should I do before you arrive?
- Move-out: have the home empty of furniture and belongings.
- Deep clean: empty any cabinets and drawers you want cleaned inside, and clear counters where you can.
- Make sure the water and power are on.
- Tell us about pets, parking, and any rooms to skip.
Do you bring your own supplies?
Yes. We bring all the cleaning products and equipment, including the vacuum and mop. For Airbnb turnovers, we use your linens and restock from the supplies you keep on site.
How long does a clean take?
It depends on the size of your home and how much cleaning it needs. As a rough guide, a deep clean of a small home in good condition takes about 3 to 4 hours, and a deep clean of a large home can take 8 to 12 hours. Standard cleans take less time than deep cleans. We'll give you an estimate when we confirm your booking.
Will my place be ready for my landlord's inspection?
Move-out cleans are built around what landlords check: inside appliances, cabinets, closets, baseboards and behind appliances. If something on our checklist was missed, tell us within 48 hours with a photo and we'll come back and fix it free.
What if my home needs more work than normal?
Choose "Heavy" in the price calculator and send 2–3 photos. We'll give you a firm price before you book. If we arrive and the home needs much more than described, we'll talk with you before starting, and you choose a 30% surcharge or $50 per hour.
What isn't included?
- Outside windows
- Carpet shampooing or steam cleaning
- Washing entire walls (we spot clean marks)
- Moving heavy furniture
- Mould removal, biohazards or pest problems
- Stains or damage that won't come out with normal cleaning
How and when do I pay?
After the clean. Payment is due within 3 days by e-transfer to KinoshitaCleaning@gmail.com or cash. There's no GST and no deposit to book.
Can I cancel or reschedule?
Yes, free with 24 hours' notice or more. With less notice, or if we can't get in, the charge is 50% of the booked price, with a $75 minimum.

Our guarantee
If we missed something on our checklist, tell us within 48 hours with a photo and we'll come back to fix it for free. This doesn't cover services you didn't book, stains or damage that won't come out, or mess made after we leave.
Homes that need extra work
Prices assume normal condition. If your home needs more (heavy grease, pet hair, smoke or a lot of clutter), send 2–3 photos and we'll give you a firm price before booking. If we arrive and it's much more than described, we'll talk to you before starting. You choose a 30% surcharge or $50 per hour, and we only start once you agree.
Cancellations
Free with 24 hours' notice or more. With less notice, or if we can't get into the home, it's 50% of the booked price (minimum $75). If we can't get in, we wait 20 minutes and try to reach you first.
Payment
Due within 3 days of your clean, by e-transfer or cash. Kinoshita Cleaning isn't registered for GST, so none is charged. All prices are in Canadian dollars.
